This home was designed with the perfect balance for friends and family who love to socialize, but also need some alone time.

Open Plan with Privacy in Mind
The open plan kitchen/dining/living area creates a space for everyone to come together for cooking, chatting around the fire, and even watching the game(s) on two separate screens at once.
The kitchen is fully stocked with all the appliances, utensils, and coffee pots you will need for your stay. And with the doubled-up freezers and fridges, you won’t have to make too many trips to the grocery store to keep everyone fed.

Privacy, Even In A Large Group
Bedrooms 1-3 are off this great room. All the other bedrooms have their own private entrances off the pool patio, keeping the kid/teen noise to a minimum and allowing you to slip out to the pool for a quiet morning coffee or a quick dip without waking anyone.
When you step out of the back door and onto the covered patio area, you won’t ever want to go home.

Pool Side at the Running V River House
The built-in gas grill with an outdoor sink, granite-topped prep area, and outdoor fridge – for poolside drinks and marinades – make it so there is no walking back and forth to the kitchen. Bar seating surrounds the outdoor kitchen, and just over your shoulder is another flatscreen so you don’t miss a minute of the game. It’s all at your fingertips…as is the outdoor pool half-bath.
Just past the grill is the ping pong table for week-long tourneys, as well as a regulation-height basketball hoop, tucked into the shade of the oak trees surrounding the property. If you step outside the basketball court, you’ll find our horseshoe pit waiting for you.

Fenced and Gated Pool
The pool is completely fenced and surrounded by a poured patio for soaking up that Texas sun. With a built-in splash shelf and spill-over spa, the pool is for everyone from little to exhausted golfers. **Please do not leave kids outside without supervision. A fence is not foolproof.**

Ever Green Lawn Games
We left nothing to chance and installed evergreen sod to make sure that cornhole and washers are played year-round on the side lawn.
The firepit is perfect for s’mores, stories, and stargazing. You might see deer and jackrabbits, and even hear the call of some of the local peacocks at dawn and dusk, so be on the lookout.
